Commercial Office Cleanout on the 26th Floor in Downtown Houston

The Job: A Fully Furnished Office the New Tenant Did Not Want

This one was Downtown Houston, up on the 26th floor of a high-rise office building. The previous tenant had cleared out of their lease but left everything behind. A full office of furniture, equipment, and leftover odds and ends. The new occupants were coming in and they did not want any of it. They wanted an empty space they could set up however they liked.

That is a job we do all the time, just usually not two dozen floors up. A cleanout is a cleanout. Somebody needs a space emptied and they do not want to deal with dragging it all out themselves. We show up, break it down, load it, and haul it off. The address just happened to be a lot higher off the ground than most.

What We Hauled Out

There was more in there than it looked like at first. Once we started breaking down the cubicles and pulling everything apart, it kept coming. Here is what came out:

• Office chairs, a whole stack of them
• Desks and workstations
• Shelving and storage cabinets
• Cubicle walls and components, broken down piece by piece
• Whiteboards
• Old electronics and office equipment
• Miscellaneous office supplies and leftover furniture

Cubicles are the sneaky part. They look like a couple of walls, but once you break them down into panels, connectors, and work surfaces, the pile doubles. That is a big reason this job filled up two full trailer loads.

The Part That Made It Different: 26 Floors Up

Most of our cleanouts, we back the trailer up close and it is a short carry. Not this one. Every desk, every chair, every cubicle panel had to go across the floor, into the elevator, down 26 floors, and out through the building. Then we did it again. And again.

A high-rise is a working building full of other businesses, so you cannot just take over. We planned our elevator trips, kept the loads tight so we were not hogging the car, and stayed out of the way of everybody else who works there. It took patience and a lot of up-and-down runs, but nobody else in the building had their day thrown off because of us. That matters on a commercial job. You are a guest in somebody else's building, and you act like it.

How Big It Was, and What It Ran

All in, this was about two full trailer loads. The job took roughly 8 hours spread across two days, mostly because of the volume and the time it takes to move everything down the elevators. The price came out to $1,800 for the whole cleanout.

How It Turned Out

Smooth. Over the two days we got everything out safely, swept the space up, and left the new tenant with a clean, empty office ready for their own setup. No leftover furniture, no piles in the corner, no cubicle graveyard to deal with. They walked into a blank slate and got to build their space from scratch. That is the whole point of a cleanout, and this one turned out exactly the way it should.
